Lessen Is More: Company Announces Release of Digital FM+

Real estate software company Lessen has released a new solution that targets conflict zones in the property management space, Inman learned in a Dec. 3 statement.
Called Digital FM+, the multi-faceted approach is “an advanced technology solution that transforms real estate and business portfolios from an operational model to a fully predictive operation, while delivering both cost and efficiency,” according to the company.
By combining usage data, hardware efficiency and artificial intelligence, Digital FM+ creates what Lessen calls a “Center of Excellence,” or a central database you can rely on when making key institutional decisions across the entire property portfolio.
Lessen specializes in solutions that address the operations of owners and managers of all categories of rental properties, from large multifamily communities to commercial warehouses, as well as retail, government and municipal.
In June, Lessen announced the release of CoPilot, a work order clearing house powered by AI chat. Users apply or request an update and CoPilot takes it from there. Lessen trained it using its 15+ years of repair request data and “millions of work orders.”
Digital FM+ should help customers reduce the risk of recurring costs from unspecified maintenance needs and by not using historical performance data when considering future major projects, renovations or value in use. The capture and analysis of daily operational data, when provided by AI systems, should be able to create a more reliable decision matrix for facility managers.
To that end, specific product features include five-year financial planning services, pricing models, life cycle cost analysis and maintenance protection programs that can import real-time data from building monitoring systems.
Maureen Ehrenberg, president of Lessen’s Commercial Division, said the new product “helps users identify, implement and implement more reliable strategies.”
“Through the flow of intelligent data, the solution transforms facility operations from interactive to predictive modeling, ultimately creating a comprehensive maintenance plan that identifies inefficiencies, prioritizes tasks, and maximizes resource allocation in real time,” he said.
Lessen acquired home improvement technology company SMS Assist about a year ago, two years after closing $35 million in Series A funding.
“Managing goods distributed across multiple locations requires diligence and control, especially when budgets are tight, and costs are rising every day,” Ehrenberg said.
