Realty Texas App Update Includes Buyer Representation Experience

Realty Texas, the Lone Star State’s four independent offices, has taken matters into its own hands when it comes to helping agents launch buyer-representation agreements, Inman learned.

According to the announcement on December 31, the company is using its newly launched mobile application to deliver a digital form to fulfill agreements while in the field or after the initial agreement to show the properties.

Using the Quick Rep function in the latest release of its app, agents enter the basic terms of an agreement and deliver it via text and a link to the document to a potential client. The link opens an official, mobile-formatted document for review and official use by the company’s transaction management system. The app also tracks when forms are submitted and when they are signed by the buyer.

Contacts can be found when submitting a contract request or linked to an existing database, such as a company’s RealCXM, or customer information management system.

The newly required process for buyer representation remains fragmented across the industry with brokerages, agents and buyers alike unsure of how it will change the creation and management of buyer agent relationships.

Those brokerages that take the initiative to address the ongoing process should be able to set an example, paving the way for future agents who are challenged with paperwork, and serve as the buyer’s first introduction to the form.

However, all is poised for change as brokerages, associations and buyers continue to lob legal snowballs at the National Association of Realtors following a years-long class action lawsuit that, in part, created the legal requirement for buyer representation.

The Realty Texas iOS app offers a range of functions to assist agents with their day-to-day business needs, serving as a lightweight CRM of sorts. Users can look up clients, add leads or new contacts, record and track calls from internal dialers, initiate conversations, facilitate referrals and create customized experiences.

Realty Texas, owned and operated by realtor Jack Stapleton and manager Leisa Ormsbee, also offers agents custom websites, power dialing solutions, digital signature tools, digital document packaging and execution, and home searches for buyers.
