It’s officially 2025, and many investors may be waiting on the sidelines for prices to drop. Fortunately, 59 of the 204 largest markets saw a decrease in the average closing price from December 2023 to December 2024, according to HouseCanary market data.

As an investor, I indeed I am happy to see such big decrease in median sales price in Raleigh MSA (-12.1%), as I believe home prices will continue to increase over time due to outstanding job growth and strong market fundamentals. But please make your own yours do your research before making an investment decision.
And while these markets may see a refuse entry the priceother markets continued to see price increases despite high availability.
Days On Market (DOM), Both Listings Increased
Of the 204 markets analyzed 202 markets saw an increase in DOM.
This it may be related to the fact that there has been a relative increase in the number of listings in the market like that. However, as you’ll see, even if some markets see a drop in overall listings, their DOM may still be up (like Kansas City, Missouriagain San Jose, California).
There were 58 markets experienced increase in DOM or list, and saw a drop in price.
The good news is of the 204 markets analyzed, 130 had an increase in total price and DOM and still managed to see price increases.
This for example that because inventories are increasing, prices may not actually decrease, although they may slow down the rate at which they increase.
