Real estate services company Land id is shuffling its product offering to more clearly define how agents and brokerages can use its mapping and location data technology, Inman has learned exclusively.
The company has reorganized the product lines under the new Land Id and Land id Pro divisions in an effort to differentiate between tools that can help real estate professionals with research on individual listings, and larger marketing efforts that require Land id’s mapping technology, executives said. .
“We wanted to eliminate any confusion by ensuring that our brand name reflects exactly what we do – empowering real estate professionals with accurate, property-focused information,” ID Land Design Officer Edwin Tofslie said in a statement. “By naming our products Land id and Land id Pro, we are not only clarifying our product line, we are reaffirming our commitment to serving the many needs of the real estate industry.”
Land identification is a map-based solution for extensive property information that can be used to identify water sources and property boundaries, improve farm and ranch management or digitize logging operations, among other use cases.
A basic Land id account provides users with global data and research tools while Land id Pro “includes everything in Land id, including the ability to create and share three-dimensional maps,” the company said. There is an “unlimited” option for the Pro account, which includes “unlimited map creation and sharing.”
Using layering tools, iconography, topographic shading and other visual elements, the product empowers users to make better decisions for customers. Ideal for investors, appraisers, commercial land users, builders and out-of-town buyers as well as listing agents and sellers who want to develop website content, digital CMAs and other presentation tools.
Inman updated Map’s ID earlier this year, matching it with TopHap, which is now Move.com’s Realtor.com partner. Land ID works with many land service companies, farm brokerages, agribusinesses and non-profit organizations, such as USAgriculture, AG Exchange, US Army Corp of Engineers, Ridgewood Timber Company and a number of national real estate companies.
“Any agent who wants to offer more value than their competitors or who wants to work with real estate developers can benefit from this app. It provides comprehensive data visualization quickly, offers a low learning curve and offers many useful features for marketing presentations,” the review says.
Land knowledge is an often-overlooked asset in home buying and listing marketing, especially if you’re buying near an undeveloped property, in rural markets or in fast-growing areas. Environmental hazards, underground concerns, parcel boundaries and zoning are all powerful factors in home value but are rarely considered by home buyers and agents when finalizing a purchase.
Curtis Williams, a land investment expert with National Land Realty, discussed land sales tactics in Inman’s 2022 report, specifically targeting how emerging technologies can support agents in those efforts.
“Calculating the size of the land is more complicated than simply listing the houses. “Creating a listing that includes dynamic data that allows an agent or buyer to combine information to find the right property is nirvana,” Williams wrote. “For example, allowing a user to pull out a list and top up flood data, tide data, weather trends, soil and vegetation data means the agent can extend the tools to the consumer.”
